Huffines Communities Kicks Off Its Next Signature Community, Lakesong, in Grand Prairie & Midlothian

Huffines Communities has taken a significant step forward in the development of the City of Grand Prairie’s southern sector. The City Council approved the Development Agreement for the next Huffines Signature Community, Lakesong, during their recent City Council meeting on Tuesday, September 19, 2023.

“This development represents a valuable new addition to our city’s progressive vision,” said Grand Prairie City Manager Bill Hills. “We are excited to move forward with a project that will provide current and future Grand Prairie residents with new residential and recreational options.”

Huffines Communities, a renowned real estate development firm, is set to embark on an ambitious project that will span approximately 2,000 acres of rolling hills, providing nearly 5,000 homes for over 10,000 future residents. Spanning both Grand Prairie and Midlothian and entirely within Midlothian ISD, Lakesong represents potentially the last example of undeveloped land of this size within 20 miles of downtown Dallas and Fort Worth. Construction is scheduled to commence in 2024.

“We have been working with the wonderful staff at the City of Grand Prairie for almost two years to design a truly unique and magnificent community that will delight future residents. Each master-planned community we construct always surpasses the last, and Lakesong will be unbelievable,” says Phillip Huffines, owner of Huffines Communities.

Located near the southern tip of Joe Pool Lake, fronting Hwy 287 & Hwy 67, Lakesong will encompass various residential and mixed-use elements contributing to the growth and prosperity of surrounding cities. The project is set to include:

  • 330 acres of open spaces and parks
  • A connected 20-mile trail system
  • Approximately 3,000 Single Family Lots
  • Approximately 2,000 Multifamily Units
  • Approximately 37 acres of Mixed-Use development
  • A 100-acre Padera Lake

The residential aspects of Lakesong will feature a wide variety of housing types and densities, catering to the diverse needs and preferences of future residents, including but not limited to apartments, townhomes, 40′, 55′, 60′, 75′, 80′, and 1/3 acre lots. Early interest from renowned builders has exceeded Huffines’ most optimistic expectations.

Additionally, residents can expect world-class amenities at Lakesong, an attribute that has become synonymous with Huffines Signature Communities. Amenity features will include parks on ridges, a connected trail system, a clubhouse, pools, pickleball courts, several parks, a 100-acre private lake, and several large fishing ponds, providing residents with both recreational and luxurious amenities.
