Reflecting on the Beginnings

In 1985, Don Huffines embarked on a journey into real estate, driven by a vision to transform residential living. Twenty years later, his twin brother Phillip joined him, and together they laid the groundwork for what would become one of the leading residential and land real estate developers in the Dallas-Fort Worth area—Huffines Communities

One of their first master-planned communities, Savannah, Texas, stands as a shining testament to their vision of creating vibrant, close-knit neighborhoods. From its inspired architecture from Savannah, Georgia, to its thoughtfully designed amenities, Savannah encapsulates the core values that have guided Huffines Communities from its inception.

The project broke ground in 2004 and the last lots were sold in 2018. Savannah will finish their final homes this year – 2024. After 14 years of development, Savannah has grown into a thriving community with 2,447 homes. Throughout the life of the project, twelve different home builders constructed homes in Savannah, including DR Horton, Vision Homes, Emerald Homes, LionsGate Homes, Bowen, Bloomfield Homes, History Maker Homes, Castlerock Communities, Chesmar Homes, Grand Homes, CalAtlantic (Ryland), and Nathan Carlisle (Dunhill).

The Vision Behind Savannah

Savannah, in Denton County, Texas, was designed to offer a blend of modern amenities and traditional charm and was one of the first residential developments located on U.S. Highway 380. This picturesque neighborhood features resort-style swimming pools, sports courts, playgrounds, and scenic parks. As of 2022, Savannah had a population of 6,718 people with a median age of 35.7 and a median household income of $119,000 – almost 50% higher than the Dallas average of $63,000.
